Construction near our neighborhood
Posted on Sep 14th, 2020
As you all know by now, we will soon have new neighbors at Pinewood at Grand Texas and it appears that some of them will be “up close and personal” with some of the residents in section 1. This has caused a stir with a lot of the residents and, as much as we don't like it, we can't dictate what someone does with their own property. If they choose to decimate all of the trees before developing the property then they have that right. What they can't do, however is adversely affect the drainage from our properties. To that end, We have had several meetings and lots of discussions with representatives from MI Homes (the owner), the company that is doing the clearing and LJA Engineering which is the firm doing the developing. Everyone I speak with is very interested in making sure they don't step on anyone's toes from NCR and they are working to make sure that they quell any complaints we have other than the fact that we don't like them removing all the trees. I have been given assurances that drainage is a very big part of their plans and that not only will our drainage not be worse but eventually should be better! The reason that the trees along the edge of section 1 that were originally being left are now being removed is that TXDOT has required the developer to make a 60' wide ditch along the edge of their property to not only take the drainage of water from our properties but also to take water from 242. In the front, the ditch will be the same depth as it is now so as not to affect the level of the pond but will be much wider and slope to the back of the property to carry more water away quicker. What this means to us is that even though the area has been cleared of trees right up to our property lines, during construction our drainage should be at least as good as it was and when they are done, it should be better! The people I have met with seem sincere and hopefully will follow through with what they are telling us.

Rest assured, the board is doing everything in our power to make sure that we are doing everything in our power to address issues that adversely impact our neighborhood.
